Phase I ESA / Stage 1 PSI

 

A commercial Phase I Environmental Site Assessment (ESA) might be a requirement from your lender or due diligence for your company, tenant, or landlord.  A Phase I ESA does not require any subsurface investigation; its purpose is to determine if any potential environmental concerns or liabilities exist at a given property, per the Canadian Standard Association (CSA) Phase I ESA Standard Z768-01.  The Phase I ESA includes a site visit, interviews, a review of historical activities at the property and neighboring properties, as well as a search of environmental issues from any municipal, provincial, or national databases, private or public.

 

Elkan Environmental Engineering has environmental consultants with expertise in handling Phase I ESAs, in conducting, managing, and/or overseeing several hundred Phase I ESAs, from small commercial sites to very large sites, including several projects where clusters of sites were investigated across the province or several provinces.

 

In BC, a Stage 1 Preliminary Site Investigation includes other items such as a Site Profile, survey maps, and a review by BC MoE.

 
Upstream Phase I ESA / COR Part 1

 

An upstream Phase I Environmental Site Assessment (ESA) identifies actual and potential contamination, per Alberta Environment Phase I Environmental Site Assessment Guideline for Upstream Oil and Gas Sites, and is used in preparation for an application for a Reclamation Certificate, in accordance with Alberta Energy Regulator's 2010 Reclamation Criteria for Wellsites and Associated Facilities.  The request will normally be initiated by the oil and gas company.

 

In BC, the Oil & Gas Commission requires the Phase I ESA to be completed in accordance with the Certificate of Restoration Part 1.

 

A Phase I ESA does not require any subsurface investigation; its purpose is to determine if any potential environmental concerns or liabilities exist at a given site.  The Phase I ESA includes a site visit, interviews, and a review of company files, historical air photos, and published information.
